History
Diamond Developers and its affiliate and
or subsidiary companies (Diamond) have
successfully been involved with the construction,
developing and building of over $150,000,000
in residential and commercial projects
since its inception in 1995, see HISTORICAL
PROJECTS. Diamond presently has
numerous additional Residential properties
under different stages of the approval
process the largest being projected to
be approximately 317 units see

Mission
Statement
Residential and commercial land development
where partners recognize the maximum return
on their partnerships by Diamond Acquiring
developable land (for below its present
market value), contract purchasing (for
a slightly higher value), or partnering
with the land owner, raw land that does
not have any approvals and taking the
parcel thru the development process to
obtain all of the approvals for its highest
and best use. Then selling the land for
its highest price or Diamond shall have
the opportunity to further their profitability
by building the property for its short-term
additional profit (residential land) or
leasing it for its long-term income (Commercial
land). Or researching and evaluating existing
income producing properties that Diamond
will produce a return of over 15% annually.
The company thru its previous experience
is looking to acquire or contract purchase
numerous desirable residential and commercial
projects at or below there present market
value with or without approvals to maximize
its return to its partners on each investment
while minimizing the companies risk. In
order to meet these objectives, Diamond
has recently expanded its employment to
include full time land acquisition personnel
who are working in conjunction with local
realtors, other professionals in the land
acquisition industry and most importantly
thru our own in house land research department
who actively research and find vacant
land that is not presently listed with
realtors or available to the public market.
To compliment this acquisition team we
have also employed and brought our long
time engineering firm in house to do property
research and conceptual plans on properties
that we may be interested in contract
purchasing or acquiring. Competitive
Positioning
Although the markets have their share
of qualified competitors Diamond has recognized
each landowner has individual needs that
help complete each transaction. There
are various approaches to acquiring or
contracting properties each of them are
designed to minimize the company’s risk
and use of funds. These approaches are
company trade secrets and are not disclosed
to members who are not partners.

Our primary markets have been Ocean, and
Monmouth, Counties in New Jersey. We are
now expanding our Markets to include neighboring
Counties Burlington, Middlesex and Atlantic
counties in our home state. These markets
have shown significant growth over the
past few years and show the markets are
still in strong need of both commercial
and residential projects. |

The facilities boast adequate professional
office space that includes a full engineering
department with all of the latest equipment,
